The Melbourne address where time and nature shape every day
Many developments are imposed on a landscape. A privileged few are designed in harmony with nature and their neighbourhoods.

One such place is The Woodburn, in Hawthorn’s exclusive Scotch Hill precinct. The development consists of only 76 residences and is set to sit comfortably within well-established green surroundings.

Architecturally, the development draws on the area’s rich built history – a coming together of old and new – by taking inspiration from the Victorian-era homes that make Hawthorn such an appealing place to live.

“The architects, Woods Bagot, have drawn on the classic design typology of these Victorian houses,” says Hamton Property Group sales and marketing director Fergus Humphries.

He explains that slim vertical columns and fine metal filigree detailing are evocative of classic Australian design, while each residence’s verandah provides a meaningful connection between indoor and outdoor spaces.

“The Woodburn’s reinterpretation of the Victorian-era houses uses a modern balance and elegance that comes with those balconies and integrated planters,” Humphries says. “They subtly reference yesteryear, while the layered planting creates that contemporary hedge effect. It’s designed to bridge that past and present, ensuring the building sits in that context while delivering a modern living experience.”

The same design principles inform The Woodburn’s interiors. Authentic, tactile materials such as natural oak and walnut flooring that embrace grain and patina, and stone finishes that pay homage to Hawthorn’s character-filled homes. Carefully crafted details, including textured cabinet pulls, timber wall hooks, and handmade lighting fixtures, echo the craftsmanship of an era predating mass production.

“It gives each residence that feeling of a well-established family home, from the very moment you first move in,” says Humphries.

Preserving and enhancing the existing natural environment was equally important when it came to designing The Woodburn. An ecologist has been retained to consult on plantings, including the addition of 151 trees, to attract native birdlife and restore biodiversity.

Hamton’s determination to retain 77 mature trees on the former University of Melbourne site extended to preserving the historic Serpentine Garden, explains Janis Fischer of Tract landscapers.

“The Woodburn is on a prime north-facing part of the Scotch Hill Gardens site, and one of the really nice things is that it fronts this garden that was planted over 50 years ago,” she says. “It’s very special in that it’s got mature trees that they’re looking out to from the north.”

Lower-floor Woodburn residences will have a seamless integration with the lush Serpentine Garden, while higher ones will have spectacular views across treetops to the city skyline.

Hamton’s tree-first philosophy was the genesis for The Woodburn’s striking entrance.

 “The entry to the lobby on the north side is like a decked bridge with a tree growing out of it,” says Fischer. “It was a complex exercise to design everything around the existing trees, including that particular one.

“I’ve never worked with a developer who’s so committed to keeping trees before, but it’s become such a nice feature of the design of this building. It’s a lovely welcome if you’re coming home to that.”
