The developer behind Moonee Valley Park’s latest residential release, The Eveline, has pocketed $5.435m from the record sale of an off-the-plan penthouse. Positioned on the top floor of a 16-level residential building, the three-bedroom, 3½-bathroom penthouse will have uninterrupted Melbourne skyline views across the future Valley racetrack. The buyer was a local who declined to be identified. Designed by architects Cera Stribley, the penthouse covers close to 400sq m of indoor and outdoor living space, including multiple terraces to capture sweeping views across the city skyline, the racecourse and sunset views over Moonee Ponds.
Development partners Hamton Property Group and Hostplus have constructed five residential stages at the $3.5bn Moonee Valley Park over the past four years, the most recent in November 2025 with the opening of Trackside House and Stonepine House. The latest residential release, called The Eveline, has recorded more than $200m in sales since its launch a year ago, satisfying its pre-sales hurdle for construction to commence. Hamton founder and executive chairman Paul Hameister said they were in the unusual position of having achieved the presales required, but in order to start work they must wait until later in the year when the major civil works program is completed, following the recent demolition of the old Moonee Valley Racing Club grandstand.
“Our sales team have been overwhelmed by demand for these unique homes in this unique project,” Mr Hameister said, adding that buyers continued to be locals attracted by the 40 hectare botanic master-planned estate in Melbourne’s inner northwest. Hamton sales and marketing director Fergus Humphries said more than 70 units had been sold in the past eight weeks, including the penthouse. “These results reinforce that, even in a challenging market, purchasers continue to be drawn to quality projects that offer more than just a home, they offer a lifestyle,” Mr Humphries said.
Moonee Valley Park is one of Melbourne’s largest urban renewal projects, transforming the racecourse site into a vibrant mixed-use neighbourhood integrating homes, parklands, retail, racing and community amenities. It is a joint venture between developer Hamton and industry superannuation fund Hostplus, in partnership with Moonee Valley Racing Club. The $3.5bn-plus redevelopment of Moonee Valley Racecourse is transforming the 40ha site into a botanic-inspired residential landmark, and the new premium neighbourhood of Melbourne’s inner north. Once complete, Moonee Valley Park will contain about 3000 dwellings across a highly walkable ground plane, complete with resident amenities, retailers, cafes, restaurants, playgrounds and running tracks, set among 20ha of green open space. Moonee Valley Park launched to the market in August 2019 and has built five stages comprising a total of 479 residences, along with landscaped parklands Tote Park, Maple Walk, Stonepine Square and TOTE Bar & Dining.
